What to Fix before you put your Home on the Market


We believe kitchens are on the top of that list.  People want to see modern conveniences and styles in the kitchen and that was so true for our old home.  If you don't believe it, then read the real estate home ads and you'll be convinced as you' will see how many mention updated kitchen features.  But, be careful and do some research as it can be very expensive if not done correctly.  

Whatever the reason, you and yours need to sell your home that the family has lived in for years.

First and foremost, you need some professional advice from an accomplished Realtor and we found ours in The Sharp Real Estate Group  Like so many family homes, we enjoyed what we had and had better things to do than bringing our home up to modern standards, giving the house another coat of paint, fixing the back porch, trimming back that huge bush out front and so on.  We were like so many families that were struggling with college funds, new cars and so forth.  Now we have to decide what will give our home what they call “curb appeal” at a reasonable cost that might even add more resale value.


Bathrooms are right up there for improvements as well and can result in a great return on that investment.  Potential buyers don't appreciate the old style bathrooms, unless you have that bear claw big white bathtub.  After you get sound advice on the interior situations and weigh the costs, then take a serious look at your home’s exterior.

Remember the term curb appeal.  You want to catch the buyer’s eyes and emotions quickly as they pull up in front.  Landscaping investments is great in getting your investment return back as with kitchens and bathrooms.   I wouldn't go so far as replacing doors, windows or the roof as they won't really increase the resale value, but ask the Realtor for his or her thoughts.

One thought we have found is that the more personal your choices are in these remodeling projects, meaning they're made to suit our particular taste, the less likely they are to influence or have a positive effect on your homes resale value.
